A personal message from the current owner:

In 2003, I bought Dunsandles from a lady who had opened her house to guests in New Brighton; I was a paying visitor and intrigued by the prospect of running my own business. The lady had 3 letting rooms, none of which were en-suite, and the potential to own a successful Guest House was evidently inviting. Since then, Helen & I have developed the business which now has 7 en-suite rooms, which are all individually designed with boutique features, soft furnishings and tailored décor. It also has a large attic which houses the owner’s accommodation including kitchenette and en-suite. Over the years we have continually improved the property and in 2012 we built an extension to provide a large dining room; part of the extension is a wooden insulated beach hut, which Helen uses as her workshop. We have now entered our 60’s and have bought a property in France, which is the reason for selling Dunsandles. We now want to retire from being hosts to the many wonderful people who have walked through our door and stayed with us.

Between 3-5 years ago, we pushed the business hard and had an impressive turnover of around £100k making a profit between £36-48k. Since then we have developed the house further with new windows and roofing, and the addition of a further letting room. The building comes with all the regulatory requirements which have been maintained over the years. I strongly believe the success of the business benefits from its location and many repeat visits from guests. We have slowed down since then as unavoidably our energy levels have dropped, but we still manage to run the business successfully.

The house sits proud on a corner elevation and is only 200 metres from the promenade and the beach. There are so many potentials to owning this Guest House in its favoured location, with New Brighton itself offering sea fishing, crazy golf and the Marine Point development; just to name a few – plus the Floral Pavilion from which we have had many famous guests stay with us. This attracts many visitors all year round, some of whom need accommodation close by. This new and exciting development of New Brighton and investment into the local High Street gives a new owner even more fantastic prospects. You could open a café/restaurant on site or host as a small wedding venue; the opportunities are endless!

As well as the amenities available on the doorstep, our picturesque Wirral offers an abundance of reasons for people to come visit; whether they fancy a round of golf at a nearby course, a spot of shopping in Cheshire Oaks or the many walking/cycling tours; we welcome them all. The Guest House will always be at full occupancy during events like The Open Golf Championship in Hoylake and the visiting Giants. Being only 20 minutes from Liverpool by bus, car or train this attracts many people who want to visit the city but not stay in the hustle and bustle. A room at Dunsandles is a prime choice for those fancying a bet on the Grand National, concerts at the Liverpool Arena and cheering on their favourite football team; whether they’re a red or a blue – we don’t judge!

Dunsandles location and reputation appeal to a large amount of visitors who are in need of quality accommodation; one night stopovers, weekend retreats or short stays – each of which can be catered for. The diary has a lot of future bookings even into next year already!
